Hamptons-Style Beach House
After years spent looking for the perfect beach front block in Shoalwater, our client finally secured one in March 2019. Coming from the UK and having a second home on the on the coast is an absolute dream come true for them.
They found us through our website as they were searching for custom home builders with a Hampton Style design and construct experience. They were attracted to our 2017 HIA Award Winner home and wanted to design their home with a similar principal and design element.

What makes this build distinct?
The brief was for a ‘toned down’ Hampton Style and maximising the ocean view by having a reverse living design. Kitchen, Living, Dining and Master Bedroom to be on the Upper Floor facing the ocean side. Abundant of space and amenities for their grandchildren and visitors to enjoy, such as the Cabana, Swimming Pool and large Alfresco and Balcony.
All the materials used for the project have been carefully selected to last the test of time and endure the unforgiving coastal weather conditions. The double-glazing windows and doors provide a warm look and high rating of Energy Efficiency, making it comfortable to live in whether that be in the cold winter or hot summer sun.
What luxury custom features were asked for?
Inside, a beautiful staircase made from traditional timber style construction and timber floor. Beautiful chandelier hanging on the stair void adding extra luxury, welcoming the homeowner to a well-appointed Kitchen with breathtaking view of the ocean.
Large-size kitchen made of lacquered panelled doors with traditional style doors and European-made kitchen appliances.
Four bedrooms with three ensuites, Upper and Lower living as well as Study and Media room filled this 680m2 built with abundance of space for a growing family.
A free-standing cabana with custom made cabinetry housing the BBQ appliances overlooking a 1.5m deep swimming pool surrounded by honed exposed aggregate concrete floors ready for entertaining guests and family
What made this build unique?
Not long after the design was completed and DA approved, the Covid pandemic reached Australia and Australia’s border was closing in March 2020. As our clients are not Australian residents, they had no choice but to promptly return to their home in UK. The project stalled for a few months
In June 2020 they signed the contract online from the UK and JAV Developments commenced the building their dream home immediately. From the time that the site works started to the practical completion stage of the build, our client have never set foot on site as they were unable to travel back to Australia. We conducted meeting through Zoom and communicate regularly with them via our online platform. Daily report with photos and comments, updated construction schedule, variation and time extension were all exchanged through our software system seamlessly.
From the UK our client entrusted JAV Developments with their biggest investment, and their dream.
When the Australian borders re-opened in March 2022 and our client returned to Australia weeks later just in time at the Practical Completion stage. They get to experience the best part of the build, and their home was perfectly presented.
For us we think this build has been one of our happiest as we were able to deliver to our clients their lifelong dream, a beautiful holiday home on the beach front in Perth. Our client was very pleased with the overall building experience and left us with a 5-star review on Google.
